With careful planning and imaginative thinking, Vineyard Lane became a livable neighborhood that is built to last.
Landscaping. Our talented experts brought out the best in the gently rolling land. Their brilliant design complements the surrounding native vegetation and incorporates specimen trees. They added a new pond to the existing one and connected the two with a spectacular watercourse that will add visual interest and soothing sounds.
Expert Advice. Our Lighting Consultant made sure lighting plays an active role in creating both atmosphere and livability in every room. Our Envelope Consultant designed specific moisture barriers, and our Acoustical Consultant devised sound control measures.
Quality Everywhere. Standard features include metal clad all-wood windows, wood interior doors and trim, stainless steel and quartz countertops, and fireplaces with built-in cabinetry.
Extra Attention. Uncommon in most multi-family projects, Vineyard Lane uses predominately radiant heat floors on ground floors. Most residences have instantaneous and unlimited hot water heaters, air conditioning and high-velocity air handling systems.
BUILT GREEN
This richly nurtured, southward sloping land was the site of the former winery, which consolidated operations at its main vineyard on Day Road.
Stewardship. The old winery’s historic barn was relocated and donated to the Trust for Working Landscapes, who will turn it into a 4-H hall for island kids. Specimen trees, including rare old fruit trees, were moved and will be replanted. The new footbridge over the ravine will create a connection to Winslow Way, supporting the Island’s Non-Motorized Plan. And these are just a few examples of the thought that went into this remarkable community.
Sustainability. Vineyard Lane easily earned “Built Green” status and Kitsap County’s highest Environmental Rating. This neighborhood is living proof that you can build in a way that is both environmentally and financially responsible. From installing eco-pavers to choosing materials for kitchen counters, the designers have worked diligently to find sustainable answers. You can feel good about living here.
The Ravine. Bordering the property on two sides, this section of the Ravine is pristine and captivating. This deep, mossy mini-canyon is lined with tall trees and native plants. It’s not only a beautiful site element, but also a privacy buffer that wraps Vineyard Lane in seclusion.
BUILT BY LOCALS
Not long ago, Gerard Bentryn of Bainbridge Island Winery chatted with Bill Carruthers about his property. It was apparent that the land, already zoned for high-density, would eventually be developed. Bill agreed to purchase the property and enlisted the help of Andrew Lonseth, his business partner of twenty years. The two of them assembled a talented a team to envision and create Vineyard Lane.
Vision. Bill and Andrew had a vision: to create a community on Bainbridge Island that would meet a need for a balanced lifestyle and attract a mix of residents. They wanted to build residences that:
- were in character with the island;
- looked like custom homes;
- had amenities not heretofore offered on Bainbridge Island;
- were built green;
- fulfilled the mandate to make a percentage of them “affordable;” and,
- were in keeping with the Comprehensive Plan.
The Team. To do this, they needed a team of Islanders that shared that vision. First, a number of like-minded locals joined them in this investment. Then, a number of established Island firms and individuals were brought into the team, including:
- Peter O’Connor and Julie Kriegh of O’Connor/Kriegh Architects (now O'Connor Architects) – their creativity and skills allowed Vineyard Lane to achieve its stated vision;
- Marty Sievertsen of Pacific Heights Construction – long-time Island residents used their expertise in building multi-family condominiums and custom homes to ensure top quality results;
- Tim Bailey and Satu Muldrow of Windermere Real Estate – their knowledge of Island housing and Islanders’ preferences helped shape the project and create a comfortable home-buying experience;
- David Browne of Browne Engineering – his firm successfully engineered a difficult and varied site to allow for efficient construction;
- Jane Myers – her firm helped us in the site design while protecting the integrity of the beautiful ravine and surrounding parklands;
- Wayne Daley – a recognized biologist and fisheries expert assisted in ensuring that drainage to the ravine is managed by using best practices;
- Kia Micaud Landscape Architect – her exceptional design work, seen throughout the Island, is exhibited throughout the entire site;
- Jeff Pryde of Forest Pryde Landscaping – Vineyard Lane enjoys a signature example of one of his spectacular ponds and watercourse;
- O’Brien & Company – their expertise guided the construction and design choices that helped achieve a sustainable development;
- Daigle Design, PrettyGoodWebsites, Tammy Fujihara and John Koval – their creative skills helped communicate the extraordinary vision of Vineyard Lane through graphics and words;
- American Marine Bank – our local community bank took an active and pivotal position in funding this project; and,
- Sterling Savings Bank & Interest Mortgage Investment Co. – these professionals took a significant position in the construction lending.
